Followers of Pangea may be aware that as well as our reputation for chalet management and construction, our team is also highly experienced in apartment renovation. Such work always presents an interesting challenge as building work is typically constrained when compared to chalets and different development regulations apply due to the French ‘co-property’ system.

Co-property 19 was a particularly unique project which involved the total renovation of three separate apartments within an historic hotel located in St Gervais Les Bains. Our team managed and oversaw works to connect all three apartments to create a single large 160m2 apartment over a period of just 10 weeks.

The classic French turn of the century building in the “Parc de Thermal” boasts magnificent period features such as original oak parquet floors, high ceilings with ornate cornicing and original cast iron radiators. Naturally our client was keen to retain as much of this as possible whilst adding modern touches such as new kitchens and bathroom finishes.

Working with our trusted network of carefully selected local contractors, the renovation began with the demolition of the existing partitions to open up the space and unveil the original 4.5m high ceilings, which were previously concealed behind false ceilings. The difference was immediately apparent, increasing the amount of light and the volume of the space considerably.

As is often the case when dealing with a property that hasn’t been updated in some time, a full electrical rewire was required to bring the property up to modern standards. Similarly, the plumbing and extract services were also updated in order to support the creation of four new bathrooms. Elsewhere four bedrooms, an office, lounge, dining room and a mezzanine were added to the property, providing over-flow space for guests and plenty of storage. A modern kitchen complete with Miele appliances completed the overhaul, blending the traditional look and feel of the old hotel with the convenience of modern living.

Our clients were under strict time constraints to relocate, which required construction works to be undertaken in an extremely short timeframe. Under the watchful eye of the Pangea management team all works were completed within 10 weeks of the owners taking possession. Such a turnaround was only possible due to meticulous planning and complete confidence in the work teams we partner with.
